From greenfield site to multi-function medical hub
Brynmawr Well Being Centre, Wales completed construction on 25 May 2018. The project comprised the construction of a 1587 sq.m. purpose built multi-functional Primary Care centre with 90 car parking spaces and has a capital value in excess of £5.7m.
The MedicX Fund continues to support development and investment in primary care medical centres across the UK and Ireland as part of the long term strategy to grow the portfolio under the guidance of Octopus Healthcare, the investment adviser to the fund. This strategy of forward funding supports the Local Health Boards to modernise the healthcare estate in Wales.
The development journey
Acting on behalf of MedicX Fund and working with GPI under a framework agreement the Octopus Healthcare team acquired the greenfield site from the local council in September 2016. Following several previous successful transactions with GPI, Octopus Healthcare and MedicX Fund were delighted to have the opportunity to work with GPI again.
Serving the community
The state-of-the-art facility was designed to integrate primary, community and social care services into a modern medical hub. The healthcare facility accommodates two General Practitioner (GP) practices who came together as a partnership forming Blaen–Y –Cwm Group Practice, a dentist, a pharmacy and the Aneurin Bevan University Health Board. These facilities have provided the 8,500 patients in the locality with a significant improvement to the patient experience across primary, social and community care.
As a result of the colocation with the Local Health Board, the Blaen–Y– Cwm Group Practice can now provide a variety of services to the local community. These are new services to the local community. Brynmawr Wellbeing Centre has a dedicated pharmacy on site to support the end to end delivery of medical services.
Not only does the centre offer primary care services but also a specialist dentist facility specifically designed for people who experience autism. The dentist suite uses modern technology to offer a spacious and safe environment for those who would find this type of appointment challenging. The healthcare centre is also directly opposite a local school which allows flexibility for children and their parents. This demonstrates the impact Octopus Healthcare has on the local community through investing in and developing outstanding primary care centres across the UK and Ireland.
