As part of our commitment to providing capital to regenerate the UK and drive sustainable development across the country, we lent £36.8 million to Sheen Lane Developments to convert a vacant office block in Addlestone, Surrey, into 174 new homes.

We provided a £26 million fixed rate development facility to Citu, a low carbon residential housebuilder. The loan covered the refinancing of existing debt, and will fund the remaining construction costs, professional fees and associated costs required to complete and sell the units.

Through our Greener Homes Alliance initiative, we provided a £10.7 million fixed rate development facility in conjunction with Homes England. The Greener Homes Alliance offers interest rate discounts for developments where all homes are delivered with a SAP score of 85 and higher, with the highest discount set at 2% for homes delivered with a SAP score of 92 or higher (EPC A rating).

Having invested in the Z-Hotel’s operational business, Aprirose Real Estate Investment secured an option to buy the hotel asset on a sale and leaseback basis, at a previously agreed price and required a short-term loan to support the purchase.

Octopus Real Estate provided a £3.8m loan over a 6-month term to support Lucas Homes with its latest development scheme in Kingswood, Surrey. The 1.1-acre site is very well located, adjacent to Kingswood Railway Station, and benefits from having implemented planning consent for the construction of 18 luxury houses with 36 car parking spaces.

We joined together with Schroders Real Estate and Elysian Residences to form a major new joint venture to bring forward market-leading retirement communities. The luxurious communities provides age exclusive new homes for retirees and target to generate close to £200m of GDV.

We along with Schroders Capital acquired a large site in the centre of Royal Tunbridge Wells in a joint venture (JV) with Elysian Residences. The site had planning permission to develop a new, purpose-built retirement village incorporating 89 luxury apartments, penthouses and hotel-style facilities with a GDV of £55 million.

With 129 care homes throughout England and Scotland, Care UK is one of the largest social care providers in the UK. The organisation launched in 1982 and works with the NHS to support key customer segments including the elderly.

New Care Group was established in 2009 and is an exciting expanding care home operator across the Midlands and North West England. As part of their expansion plan, they engaged in the development of Bramhall Manor, a 71-bed modern care home.
