Princeway Health Centre Case Study: Improving Community Health Services in Cheshire

Overview

Taking just over a year to build, Princeway Health Centre in Frodsham opened in 2011 and has since been awarded the BREEAM stamp of ‘excellent’, putting it in the top 10% of non-domestic new builds across the UK.

The BREEAM award highlights Princeway’s focus on sustainability. Recognition is only given to infrastructure and buildings that tick the boxes in a number of categories, including responsibly-sourced materials, sustainable land use and pollution control.

But Princeway isn’t just an example of an award- winning building. Its true value is in housing a broad range of community healthcare services. Having this purpose-built space allows the opportunity for joined-up medical provision – giving patients access to a range of different types of care in one place. The building is now a thriving hub that accommodates GPs, social workers, midwives, community nurses, physiotherapists, as well as minor surgery facilities.

The construction

Having seen an opportunity to revitalise the grounds of the old Frodsham high school, developers Cityheart bought the land and arranged planning approval for the multimillion- pound medical centre.

The extensive project included demolishing the old school building, removing foundations and preparing groundworks for the new purpose- built health centre. Managing the vast build was contractor Pochin, which completed the build ahead of schedule.

The building

Spanning more than 33,000 square feet across three floors, Princeway is currently valued at £14.92 million. Its commercial value can be partly put down to its town centre location and having good all-round access that includes parking facilities – increasing the number of people able to benefit from services.

Delivering care, empowering communities

At Octopus Healthcare, we felt Princeway encapsulated the ideals we value when it comes to community healthcare. Not only does it truly benefit the local community, it also illustrates a positive relationship between the private and public sectors.

With this in mind, we believed Princeway would be an ideal acquisition for the MedicX Fund, which specialises in the investment of modern health facilities. As long-standing and valued advisors to the fund, we were pleased to welcome the centre into the fund’s portfolio in 2012.

Hailed as ‘an iconic NHS development’ by GPs, the practice is now a flourishing healthcare centre, delivering essential GP services, minor surgery, mother and baby clinics, diabetes treatment, and extended opening hours.

The ability to cater for such a wide range of needs under one roof is a fantastic example of the future of NHS health provision.
