10 years on: How a vacant office building turned into the Kilnamanagh Tymon Primary Care Centre success story.

Introduction:

Kilnamanagh Tymon Primary Care Centre (KTPCC) in Tallaght, Dublin 24 completed construction in May 2018. The project comprised the renovation of an empty 62,000 sq. ft. office building with 110 car parking spaces and now has a capital value in excess of €17m.This is the third project in Ireland the MedicX Fund committed to as part of the strategy to grow their primary care portfolio which is managed by Octopus Healthcare as the investment advisers to the fund. This strategy of forward funding new primary care centre development is helping the Health Service Executive (HSE) in their strategy to modernise the healthcare estate in Ireland.

The Octopus Healthcare team acquired the site on behalf of MedicX Fund in October 2016, working with Feasible Developments under a framework agreement. Following the previous success of Mullingar Primary Care Centre, KTPCC is the second project where Octopus Healthcare and Feasible Developments have worked together on delivering integrated Primary Care services for the local community.

MedicX Fund has granted a 25 year lease to the HSE who occupy the building alongside local GPs who support patient needs in the local community. A pharmacy and more GPs will be moving into the building in the near future.

The building:

The building, originally known as Junction House, was built in 2008 as an office development which unfortunately remained vacant for 8 years due to the recession. Following consent from South Dublin County Council for a change of use, the building was sold to MedicX in 2016.

The change of use permitted conversion of the building from office space to a multi-functional medical facility to serve the growing patients lists in the local area. The planning application was submitted by Pat Nolan, one of the founder directors of Feasible Developments. The conversion works commenced in March 2017 and practical completion was achieved in May 2018.

The construction:

Octopus Healthcare and Feasible Development agreed to renovate the site to create a fit for purpose GP surgery. Meanwhile, local GPs at Birchview Surgery were operating from a converted semi-detached house with restricted facilities. As part of the project, they moved into the KTPCC premises which was only 5 minutes from their current location. This enabled them to provide continuity of care to their current patient list and offer increased primary care services and capacity to more people in the local community.

The result:

As a result of their colocation with the HSE, the GPs can now provide a variety of services to the local community including Occupational Therapy and Physiotherapy, Community Nursing, Speech and Language Therapy and Child and Adolescent Counselling Services. KTPCC will have a dedicated pharmacy on site shortly to support the end to end delivery of medical services.

Feasible Developments property management team have been appointed to continue the management of the building. This demonstrates the importance Octopus Healthcare places on working collaboratively with carefully selected partners who commit to delivering exceptional healthcare.
